Reservation Requirements. An advanced reservation deposit of 25% of the base rental rate plus the Trip Insurance Premium, if initially purchased is required at the time the reservation is made. These amounts are non-refundable. The balance is due 14 days prior to arrival and will be automatically charged to the credit card on file unless other payment arrangements are made prior to that date. For guests paying by check, a credit card must be on file with Schulstadt Rentals to cover any additional charges. Reservations made under false pretenses of any kind will result in the forfeiture of all monies paid as well as the cancellation of your reservation.

Cancellations.  You may cancel this reservation up to the balance due date (14 days prior to arrival) with forfeiture of only the advance rental deposit. Once the reservation is paid for, the reservation is NON-REFUNDABLE, and cannot be cancelled with refund. If you have purchased coverage through the CSA Travel Protection Insurance, you may contact them at (866) 999-4018 to file a claim.

Travel  Insurance. The premium for CSA Trip Insurance has NOT been included in the cost of your initial deposit, unless purchased at the time the reservation was made. CSA Trip Insurance reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may cause you to cancel, interrupt or delay your trip. Please review our cancellation policy above. DO NOT INITIAL IF YOU INTEND TO PURCHASE. By initialing this form, you acknowledge you have read and understand our cancellation policy and choose NOT to purchase CSA  Vacation Rental Insurance. _______ (Initial to Decline Insurance). If you intend to purchase, you must contact us to have Trip Insurance added to your reservation. We will NOT automatically add if you fail to initial. Instead, we will email you to confirm declination. Damage Protection: The Damage Waiver Protection plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $1500. Any damages that exceed $1500 will be charged to the credit card on file. If, during your stay in one of our units, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $1500. Certain terms and conditions apply. Full details of the Damage Waiver Protection coverage are contained in the Certificate of Insurance or Insurance Policy. The Damage Waiver Protection plan premium of $35 is automatically included in your reservation cost. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Schulstadt Rentals any amount payable under the terms and conditions of the Damage Waiver Protection. Please contact Schulstadt Rentals directly if you do not wish to participate in this plan or assignment. Should you opt out of this coverage, you will be required to pay a $500 refundable damage deposit to Schulstadt Rentals. For any damage not covered or exceeding the coverage limits under the Damage Protection Plan that are uncollectable from the guest, the jurisdiction for any court actions against you shall be Bay County, Florida.

We consider non-covered damage to be beyond the normal wear and tear to the unit or its contents, linens or household items missing, smoking either in the unit or on the balcony, evidence of having pets or luggage carts in the unit.

Payments.  Acceptable forms of payment are Visa, MasterCard, Discover, AMEX, personal checks and money orders. All advanced reservation deposits must be paid by credit card at  the time of booking. Final payment is due 14 days prior to arrival and will be automatically charged to the credit card on file unless other payment arrangements are made prior to that date.  If booking within 14 days of arrival, total payment must be made at booking.  Credit Card payments must be paid by the person named on the reservation. Payments from multiple persons are not allowed.

Acts of God. Schulstadt Rentals nor the owner shall be liable for events beyond their control which may interfere with Guest occupancy, included but not limited to Acts of God, acts of governmental agencies, fire, strikes, war, inclement weather or any other unforeseen incidents outside of our control. No refund will be offered in these circumstances.

Rental Assignment Change. Schulstadt Rentals reserves the right to change rental assignments in the event of sale of the rental property or if the unit becomes unavailable. In such instances, we will make comparable accommodations for the Guest.

Furnishings. Furnishing are subject to change. Towels, linens, blankets, pillows, furniture, utensils, cookware or any other property supplied with the unit must not be taken out or moved from one unit to another. No furniture may be moved within the unit. Loss of these items are not covered under your Damage Waiver protection plan and will be charged to any credit card on file immediately upon discovery of missing items.

Pets Policy. No pets are allowed in any unit or on the premises. If we find you in non-compliance while still our guest, you will be evicted and all monies paid forfeited. An additional cleaning fee of $150 will be charged to any credit card on file regardless of when the discovery is made.

Smoking Policy. Smoking is not permitted in any units or on the gulf side balcony. If we find you in non-compliance while still our guest, you will be evicted and all monies paid forfeited. An additional cleaning fee of $150 will be charged to any credit card on file regardless of when the discovery is made.

Housekeeping. A basic supply of linen is provided. Bed linens and bath towels are not changed during your stay. If your unit is not equipped with a washer/dryer, guest facilities are located in Tower 1 on the 15th floor. Do NOT swap our towels with the front desk or any housekeeper you might encounter. Our housekeeping is not affiliated with the resort. We will notice the difference and will charge for our missing towels. Missing towels are NOT covered under your damage waiver protection plan. Bring your own beach towels.

We provide an initial supply of hand soap, dishwashing liquid, dishwasher detergent, all purpose cleaner, garbage bags, toilet tissue and paper towels along with salt and pepper. Guest are responsible for replenishing should they need extra while staying with us. Guests should bring any personal articles, food and drink, coffee filters, napkins, foil, etc.

Age Requirements. You must be 25 years of age to rent this unit unless a waiver is given in writing. Proof of age required. Reservations made under false pretenses will be evicted and forfeiture of all monies paid. Units are monitored for violations. This completed contract, along with all required information and additional damage deposit fees, is considered your waiver and will be acknowledged via email that it has been received and accepted.

Maximum Occupancy. At all times, the maximum occupancy is the number stated on your confirmation, including children. Discovery of guests exceeding the maximum number shall result in eviction with forfeiture of all monies paid. Regardless of when discovery is made, including departure, additional per-person and cleaning fees will be charged to any credit card on file.

Maintenance. During your stay, promptly report any maintenance problems to Schulstadt Rentals. Do NOT call the front desk for maintenance. Do not leave door or windows open while the A/C is operating. Do not put the A/C unit on 'fan' - ever. Schulstadt Rental's staff may enter the unit to respond to any maintenance and/or housekeeping issues during your stay.

Check-In. Check-in is 4 pm CST on the scheduled day of arrival.

Check-Out. Check out is no later than 10 am CST the day you are scheduled to leave. Late departures will be charged in 30 minutes increments at the rate of $25 per ½ hour.  You are required to remove all trash from the unit and deposit in the trash chute. You must also load and start the dishwasher prior to departure. Failure to follow these instructions along with leaving dirty dishes, cookware, etc left for us to clean will result in a minimum $50 additional cleaning fee. Depending on the severity, additional amounts will be charged at the sole discretion of Schulstadt Rentals and in an amount so determined by Schulstadt Rentals.

Other Rules/Regulations. The guest shall not assign this agreement or sublet the property in whole or part. An activity constituting a nuisance of which is offensive or disruptive is not allowed. Any noxious or illegal acts will constitute grounds for immediate eviction with forfeiture of all monies paid.

Miscellaneous.  Use of the fitness center/sauna are not included. Additional fees apply and may be paid at the fitness center upon arrival.

Credit Card Agreement. "I am providing my credit card number as a guarantee of payment to Schulstadt Rentals. I agree to pay all rent and charges related to unit rental. I accept all terms of the lease agreement and accept all liability for rent and charges related to unit rental, as well as any damage beyond normal wear during the term of my lease with Schulstadt Rentals. In the absence of another payment arrangement, I authorize Schulstadt Rentals to charge my credit card for payment of these items." For any charges uncollectable from the guest, the jurisdiction for any court actions against you shall be Bay County, Florida.
